We understand that selling your property can seem a formidable task, particularly if it is your first time doing so. We take pride in the diversity of our portfolio and have experience of selling all types of property across the county. From cosy townhouses and cottages, to sprawling coastal homes, our approach remains consistent; each client and each property will be treated equally, no matter the size of the property or the location.

The buoyancy of the property market in Cornwall can often make potential sellers anxious, but we believe that a calm head and a concise plan always prevails. Selling your property can be broken up into a six-step approach, and, with us at your side, it doesn’t need to be something to be worried about.

Valuation

Having your home valued is the first step in the selling process. Our team will carry out a thorough assessment of the property in order to come up with the most accurate starting price. The valuation of your property will factor in attributes such as size, location, proximity to amenities, potential to further renovate, and its unique characteristics.

Marketing

Once your home has been valued, if you decide that you’d like to sell, the next step is to market the property. Pictures and videos will be taken, and a floorplan will be drawn up so that we can display your property in the best way. At this stage, we believe it’s important to listen to our clients’ viewpoints too. Their experiences of living in these properties is invaluable and allows us to have a discussion on what we think are the home’s best features and key selling points.

Offers and Sales Agreements

At this point, it is likely that offers are going to start coming in for your property. Finding out what position these potential buyers are in is crucial at this stage and will reveal how much or how little they are willing to negotiate. We understand that this can be a confusing time, but we’re here to guide you along the way until you are ready to agree to the sale.

Conveyancing

Given the legal nature of conveyancing, it can often be deemed a daunting step in the selling process. Simply put, it is the transfer of a property from one person to another, usually carried out by a solicitor or licensed conveyancer. Although it is possible for someone to carry out their own conveyancing, if the transaction involves a mortgage, the lender will more than likely request that a professional is used to it as simple and as efficient as possible,

Sale Progression

The period between accepting an offer on your house to the completion of the purchase often feels as though you are in limbo. We make sure to stay in constant communication with our clients through this stage and inform them of the progress both the solicitor and Lillicrap Chilcott are making.

Contract Exchange and Completion

With all the hard work over, all that is left is exchanging the contracts. Money and deeds will be transferred, and the sale of the property will be completed. We believe that it is important to support out client from start to finish and will of course be there at the final stage to make sure we can answer and solve any last queries or issues.
