“We are pleased to have the opportunity to report on our recent house purchase through Lillicrap Chilcott. This was dealt with by Glenn McFadzean and we are especially pleased to be able to comment on how he dealt with us, in exceptional circumstances. We had been looking for a property in Penwith for some time; the search being complicated by a very extensive and conflicting Specification from us (as a couple and individually). It was clear most of the boxes might be ticked, but compromises would have to be made!! This was compounded by us both turning 76 this year and family insisting we be ‘sensible’. Some properties that we both liked and would have been ideal had to be dismissed, or even, in one distressing case, walked away from because of location or endless steps/slopes. As we were living in E. Sussex, we asked Glenn to let us know if anything suitable came on the market and this he did indeed do. He kept to the brief and did not bombard us with unsuitable properties, which can be mind numbing. We did make several trips down, together and separately to view places; the distance and an old blind dog who could not be left adding to the complications. When this meant two first viewings had to be arranged this was done with good humour on his and the Vendor’s part. All viewings were conducted in a very helpful and professional way; Glenn was a ’presence’ but was not pushy or overbearing. It was clear that a good relationship had been built with the Vendor, their situation could be explained, questions answered on the spot, or soon afterwards; this was very helpful but is not always the case with Estate Agents and can be frustrating and annoying and can colour one’s reaction to a property. As the search went on, with several properties being dismissed because of worrying surveys, or our not, at that stage, having Exchanged or Completed on the property we were selling, resulting in our losing out to someone who had already done that and moved out into rented accommodation; this was heart-breaking and we began to wonder if we would ever be able to go ahead, if indeed we did find the right house! It became a joke that Glenn knew better than we did ourselves what we wanted!! what would suit us and what would be acceptable to both of us and our wider family. Finally, soon after we had indeed sold, moved out and into rented accommodation Glenn sent us notice of a property soon to come onto the market, we went to view it, the next day, fell in love with it, made an offer, had it accepted……Wham, Bam, just like that!!! In the meantime, Corona Virus had made its entrance onto the world’s stage. The Purchase process started but as CV swiftly developed into a Global Pandemic Government Instructions/Restrictions came thick and fast; things became very complicated and at times it seemed as if it would not be possible to proceed. We were indeed in Uncharted Waters and sinking fast! Ironic that having found “The House” its purchase was becoming a nightmare and might even not take place if things went really badly. House buying and selling is stressful enough; can throw up surprises and delays, some routine, some totally unforeseen and CV was certainly that. As these Complications/Instructions/ Restrictions developed each one was dealt with, using lateral thinking, going ‘outside the box’, common sense and mutual good will, fostered between ourselves and the Vendors, by Glenn, taking us step by slow step onwards and forwards. Finally, Exchange and Completion happened and we had a house!! We are in no doubt that this was due to a very exceptional agent, who does his job in a quiet but exemplary fashion; and to whom we will be eternally grateful. He was, of course, supported by the excellent Lillicrap Chilcott team around him, who were unfailingly helpful, professional and courteous; always willing to help, never failing to do what they promised and never forgetting to pass on messages.
