What to do when your home isn’t selling
Apr 2019

Selling a house can be a frustrating process, especially if it’s delaying forward progress on a new property purchase. Once you’ve made the decision to move you want everything to happen as smoothly and efficiently as possible. But what do you do when your home has been on the market for a while and the offers just aren’t coming in? Here are some suggestions.

Make sure buyers are getting a good first impression

If you’ve had viewings, make sure you get feedback from your estate agent. Were potential buyers put off by the need for minor repairs or did they comment on fittings and furnishings being outdated? Ask a friend or relative to view your home with a critical eye and get their honest opinions. If you’re a smoker or pet owner, make sure viewers aren’t being discouraged by unpleasant smells that you may have overlooked.

Check the quality of your listing photos

A picture is worth a thousand words, and unflattering images of a property could cause potential buyers to reject it without arranging a viewing. If your online photos aren’t doing your home justice, ask your estate agent if they can be replaced. Take wide angled shots, make sure all the rooms are brightly lit, and remove any clutter to make sure your property is being shown at its best.

Re-evaluate the asking price

Have you had your property professionally valued? How does it compare to recently sold properties in the area? Do some online research to make sure your home is realistically priced and if you find that similar properties are selling for substantially less, consider reducing your asking price. Even a small price reduction could help, especially if the new price takes it below a max cost threshold and attracts a fresh set of potential buyers who did not initially see it in their search results.

Consider waiting to sell

If you’re trying to sell in a really slow market, it may be worth taking your property off the market for a while – if a house has been on sale for many months, potential buyers may begin to wonder if there is something wrong with it. Consider finding renters to cover the bills and wait until the market improves before you try to sell again.

Change your estate agent

If your house is in good condition, has been realistically priced, and still isn’t getting many viewings, maybe it’s time to get a fresh perspective.
