Sell your home this spring!
Mar 2020

Spring is generally accepted as the optimal time to sell your house – the evenings are getting lighter, the garden is starting to come into bloom, and there’s plenty of time to complete before the next school term begins. The bad news is, you’ll be competing with plenty of other likeminded sellers. Here’s how to stand out from the crowd.

Spring clean and spruce up

One of the biggest turn-offs for potential buyers is a cluttered interior – not only is it distracting, it also indicates that the property may not have adequate storage space. Spending a few days removing unnecessary clutter and doing a thorough deep clean can make a huge difference when you’re trying to make a positive first impression. Focus on windows and mirrors to make sure they are streak-free and reflect the sunlight for a warm welcome.

Add some seasonal accessories

Revamping your entire interior may seem pointless when you’re preparing to sell but a few subtle changes can make a big difference and needn’t be too expensive. Pastel coloured cushions or throws, vases of freshly cut tulips or daffodils, and a few leafy statement plants can give your home a fresh new spring look. Rolling away heavy winter rugs and polishing the floor or steam cleaning the carpets will contribute to your lighter, brighter home interior.

Get the garden ready

Wet Cornish winters often mean not setting foot beyond the back door for months on end and when the sun finally appears, the garden can look less than appealing. If you have an outdoor space, make sure you spend some time weeding paths and patios, trimming back overhanging branches, and mowing the lawn before you have any photos taken for your property listing. Check that outbuildings are clean and in good working order and use a pressure washer to clean off pathways and decking. Viewers like to see the potential of an outdoor living space, so staging your garden with weatherproof furniture in such a way that allows them to imagine relaxing summer barbecues or evening drinks on the terrace will make them more inclined to buy.

Show some servicing initiative

While you’re in a productive, organised frame of mind, start getting your mechanical systems serviced and repair any obvious defects (missing roof tiles, broken fence panels, leaking appliances) before they become a negotiating point with potential buyers. Having up-to-date paperwork showing that everything is in good working order indicates that your property is well loved and well looked after. This is encouraging to buyers and will possibly save you time and money during the negotiating process.

Whether you are buying or selling a property, the friendly team at Lillicrap Chilcott will be happy to offer their service. Contact us today for more information.
